Dear Tenants – A Landlady’s Perspective

Dear Valued Tenant

After years of being on the landlord side of the fence, I’ve learned a thing or two about what makes an A+ renter. Having great tenants is just as important to me as being a great landlord to you all. So allow me to share my wishlist when it comes to my ideal occupants.

Pay Rent On Time

As you may expect, at the top of Santa’s Nice List is prompt rent payment. I have bills and expenses too, and need to keep the lights on! Paying on time each month is music to my ears and keeps me from turning into an overdue Grinch. Bonus tip: Setting up an autopay system can make this extremely easy for both of us.

Timely rent payments not only make my heart sing but also keep the wheels turning smoothly. Plus, it ensures we can continue to provide top-notch services and maintenance for you.

Report Maintenance Issues Promptly

Don’t let a minor issue snowball into a major headache. If something’s amiss, give me a shout, and I’ll work my magic to get it sorted out pronto. Your comfort and safety (and the quality of my property) are my top priorities. If you don’t hear from me right away, apologies in advance, but ping me again until you I get back to you!

Be Respectful ❤️

Next up are tenants who treat the property like their own home sweet home. Basic cleanliness and respect for the units goes a long way. Please no major holes in the walls, unauthorized construction and please keep an eye on your plumbing habits! Ask yourself, would do this if you owned the property?

Also, keep the peace by being mindful of noise levels and treating our neighbors with kindness and respect. If things get out of hand with a neighbor, I am just a call/text/email away.

Keep It Clean 🧹

A tidy home is a happy home. Let’s channel our inner Marie Kondo and keep our communal spaces clutter-free and sparkling clean. Bonus points for remembering to take out the trash on garbage day, breaking down your  boxes and cleaning up any dropped debris!

Good Communication

Next on my nice list is open communication. Just like any good relationship, communication is crucial. Whether it’s a leaky faucet or a funky smell in the hallway, don’t hesitate to shoot me a message. I’m here to help keep your living space cozy and functional. If there’s an issue, let me know! I can’t fix what I don’t know is broken.

And if you’ll be a few days late on rent, an advance heads up prevents any misunderstandings.

Be Transparent and Honest

As long as we’re on the subject of being upfront, my next wish is for honesty about all occupants. I have a firm “few-guests-becoming-surprise-tenants” policy, so any long-term guests or residents need to be properly accounted for. And please read over your lease agreement regarding sub-leasing…Rules like this exist for everyone’s safety and comfort.

Honor the Rules

No one likes rules, but they’re there for a reason, folks. Whether it’s respecting pet policies or adhering to parking regulations, let’s all do our part to keep things running smoothly.

Being a considerate neighbor and following community rules like parking and noise policies create a happy living environment for all. We’re all in this apartment life together!

Checking off all these boxes is the ultimate present for this landlord. So keep being the courteous, communicative, rent-paying tenants you are, and I’ll keep providing the awesome services and properties you expect.
